Consultant to Raza Development Fund (RDF) – Basila Frocks

  • Supported RDF in underwriting a loan to a local, minority- and woman-own developer in San Antonio, TX for a project that transformed a historic building into a vibrant mixed-use community hub, fostering economic growth and improving connectivity in the Westside neighborhood.

  • Worked with RDF, developer, and project partners to update the financial model, including leveraging Historical Tax Credits, New Markets Tax Credits, local grants, developer equity with an RDF loan.

  • Reviewed application materials and aligned them with funding requirements, securing a $6.3M redevelopment budget.

Consultant to Local Initiatives Support Corporation (LISC)

  • Using community input, market data, and lender input, developed a loan fund proposal for the preservation of small buildings that provide affordable housing to DC residents.

  • Meet with local developers, lenders, government officials, and community representatives to gather information on the demand for lending products for small buildings, market challenges, and current loan options.

  • Summarize finding and develop loan fund strategy that addressed the need for long term financing for small buildings, promoted long term stability of these buildings, and met with lender and funder requirements.

Consultant to Nonprofit Finance Fund (NFF)

  • Reviewed application and due diligence materials for Little Tokyo Service Center’s First Street North’s project, which coupled New Markets Tax Credits, State of California grants, and foundation investments to leverage a NFF loan.

  • Drafted and refined credit memos in collaboration with internal teams, providing clear recommendations to NFF’s loan committees and expediting decision-making.

  • Facilitated loan approvals that contributed to impactful community housing projects, increasing affordable housing availability.
